The largest real estate opportunity in much of Africa is the low-income, non-consumers of formal housing. In Kenya, ~6mm live in informal housing (slums), while 36.8% live below the poverty line of $1.90/day. Material costs and construction techniques are not sufficient to profitably develop housing for this population. The cheapest houses for sale are about USD $20k, so the gap between what is for sale and what is in reach of the low income market is considerable.
For this population to afford formal housing, one of these things needs to happen: (1) there is a fundamental advance in building technology that allows us to reduce the cost of housing by 95%, or (2) their incomes need to increase considerably. There are promising advances in 3D printing tech that may bring the cost of houses below $10k, but they are unproven at scale. There is a proven lever for material income acceleration: ISA-based coding schools, namely Lambda School.
